If you are an NRI looking at a premium home in Chennai, four neighbourhoods keep coming up: Adyar, Besant Nagar, R.A. Puram and Mandaveli. They sit within a few kilometres of each other in south-central Chennai, yet they differ a lot in price, lifestyle and resale demand. Here is how they compare in 2026, and what to check before you commit. If you'd rather have someone do the legwork, our buying assistance team can help from start to finish.

Why south-central Chennai, and why now

Chennai's average asking price touched about ₹9,200 per sq ft in June 2026, up 16.2% year on year (Square Yards). Prime pockets sit far above that average. Developers expect more than 8,000 luxury homes to come up in the next two to three years, and NRIs are named alongside entrepreneurs and senior executives as a core buyer group (LiveChennai, March 2026).

For an NRI, these older neighbourhoods offer something new suburbs cannot: established schools, hospitals, temples and clubs within a short drive, plus land that is simply not being added. Limited supply is what protects value over the long run. You can browse properties currently for sale through RAPRO to see what is on the market today.

1. Adyar — the settled, family address

Adyar runs along the Adyar river and is home to some of the city's best-known schools, colleges and hospitals. It suits families who want space, greenery and quiet interior streets.

  • Price: roughly ₹18,000–₹22,000 per sq ft (Livehomes, April 2026)
  • Typical 3 BHK: ₹2.8–₹4.2 Cr
  • Who buys: multi-generation families and senior professionals who plan to live in the home
  • NRI angle: steady end-user demand makes Adyar homes easier to rent and resell. If you'll stay abroad for a few years, NRI property management keeps the home maintained and tenanted.

2. Besant Nagar — beachside and cosmopolitan

Besant Nagar sits next to Elliot's Beach, with cafes, boutiques and a younger, more mixed crowd. Sea-facing flats command the highest prices in this group.

  • Price: roughly ₹17,500–₹23,000 per sq ft (Livehomes, April 2026)
  • Typical 3 BHK: ₹3.0–₹4.8 Cr
  • Who buys: high-income professionals, entrepreneurs, expats and NRIs
  • NRI angle: strong pull for expat and corporate tenants if you plan to rent before you move back. Our rental assistance service handles tenant search, agreements and rent collection.

3. R.A. Puram — the prestige pick

R.A. Puram, next to Boat Club and Alwarpet, is where many of Chennai's most expensive new launches sit. Large 3 and 4 BHK apartments dominate.

  • Price: new launches listed at about ₹20,000–₹31,000 per sq ft (chennaiproperties.com listings); top branded projects in R.A. Puram and Alwarpet are quoted at ₹30,000–₹40,000 (LiveChennai, March 2026)
  • Typical 3 BHK: ₹4.3–₹6 Cr and above
  • Who buys: business families, senior executives and NRIs buying a long-term family home
  • NRI angle: the strongest address value, but entry cost is high and ready resale stock is thin — it pays to shortlist early and move quickly when the right unit comes up.

4. Mandaveli — central access at a lower entry price

Mandaveli sits between Mylapore and R.A. Puram, close to temples, markets and the MRTS line. It offers the same central address at a noticeably lower price.

  • Price: most listings around ₹11,000–₹17,000 per sq ft (NoBroker listings)
  • Who buys: families who want Mylapore culture and R.A. Puram access without the premium
  • NRI angle: the most accessible entry point of the four, with good rental demand from working families. We can find and manage tenants for you until you're ready to move in.

Quick comparison

Area Price range (₹/sq ft) Best for
R.A. Puram 20,000–31,000+ Prestige family home
Besant Nagar 17,500–23,000 Beach lifestyle, rental to expats
Adyar 18,000–22,000 Settled family living
Mandaveli 11,000–17,000 Central address, lower entry

What NRIs should check before buying

  1. Title and approvals: verify the parent document trail for at least 30 years, CMDA approval and RERA registration for new projects.
  2. Payment route: under FEMA, NRIs pay from NRE or NRO accounts or through normal banking channels. Keep every payment traceable.
  3. TDS: the buyer deducts TDS when buying from a resident or NRI seller. Get the rate confirmed by your CA before you pay.
  4. Power of attorney: if you cannot be in Chennai for registration, a registered POA to a trusted person saves time.
  5. After purchase: plan who will handle tenants, maintenance, tax and society meetings while you are abroad. Buying land instead of a flat? Regular plot monitoring guards against encroachment. Read more on how professional management adds value to your investment.
