Chennai is one of India's busiest flat markets. Knight Frank India recorded 9,198 home sales in the city between January and June 2026, at an average price of ₹7,555 per sq ft, up 5% in a year. According to a JLL report, apartment sales grew 27%, the fastest of India's major cities (Business Standard).

Most buyers are spending between ₹50 lakh and ₹1 crore. That band made up 47% of sales in H1 2026, and flats priced ₹1–2 crore made up another 27% (Knight Frank).

With so many projects and resale flats on the market, the hard part isn't finding a flat for sale in Chennai. It's choosing the right area, the right size and a flat whose paperwork is clean. This guide covers the best areas and their 2026 prices, how to choose between flat types, the checks to run before booking, and the full cost of buying.

Flats for sale in Anna Nagar

Anna Nagar is one of Chennai's best-planned neighbourhoods, with wide roads, parks, Tower Park and some of the city's best schools and hospitals. It suits families who want a settled, central-north address with good resale value. Expect more resale flats than new launches.

Flats for sale in Mylapore

Mylapore is old Chennai at its best: temples, the Kapaleeshwarar tank, Luz and walkable streets. Many flats here are in older, smaller buildings or new boutique redevelopments. It's popular with families who want to stay close to culture and the city centre.

Flats for sale in Thiruvanmiyur

Thiruvanmiyur sits where ECR meets OMR, close to the beach and the IT corridor. It's a strong choice for professionals who want quick access to OMR offices without living on the highway.

Flats for sale in Medavakkam

Medavakkam is one of the most active suburbs for first-time buyers, with new gated communities, schools and improving roads. Prices are about half of central Chennai, so it's popular for 2 BHK and 1 BHK flats. Check flood history and water supply carefully here.

Flats for sale in Villivakkam

Villivakkam, near Anna Nagar and Kolathur, offers older established streets and newer apartments at more affordable prices than Anna Nagar. It suits buyers who want North-West Chennai connectivity on a tighter budget. Ask RAPRO for current rates, as prices vary widely from building to building.

Flats for sale in OMR, Velachery and Porur

These are Chennai's main IT and growth corridors. OMR (Sholinganallur, Perungudi) suits tech professionals; Velachery offers metro access and malls; Porur serves West Chennai's IT parks. All three have a large supply of new projects, so compare builders carefully.

Choosing the Right Flat

Which flat size is right for you?

SizeTypical areaBest forWatch out for
1 BHK500–700 sq ftSingles, young couples, rental investment near IT corridorsSmaller resale market; check parking is included
2 BHK900–1,200 sq ftMost families; the easiest size to rent and resellRoom sizes vary a lot; compare carpet area, not just built-up
3 BHK1,300–1,800+ sq ftLarger families, buyers planning to stay 10+ yearsHigher maintenance charges; fewer buyers at resale

Tip: a 1 BHK apartment for sale in Chennai near OMR, Velachery or Porur is often the best value for rental income, because demand from IT professionals is steady.

Gated community or standalone building?

Gated community vs standalone building

Gated communityStandalone building
AmenitiesPool, gym, clubhouse, play areasUsually few or none
Security24/7 guards, CCTV, controlled entryVaries
Maintenance chargesHigherLower
LocationMostly suburbs and OMROften central, closer to work and schools
ResaleEasier for new projectsDepends on the street and building age

Gated community flats for sale in Chennai suit families who want amenities and security. Standalone buildings suit buyers who value a central address and lower monthly costs.

Ready-to-move or under-construction?

  • Ready-to-move: you see exactly what you're buying, move in or rent it out at once, and pay no GST if the building has a completion certificate. Prices are usually higher per sq ft.
  • Under-construction: often cheaper, with flexible payment plans, but you pay 5% GST and take on delivery risk. Always check the project's TNRERA registration, and the builder's track record of finishing projects on time.

New or resale?

Resale flats are common in central areas like Anna Nagar, Mylapore and Adyar, where new land is scarce. They're ready to inspect and often in better locations, but check the building's age, structural condition, association dues and whether the flat has its own parking. Older flats may need renovation; see our home renovation guide for owners and NRIs.

10 Checks Before You Book a Flat in Chennai

  1. Title deed and parent documents checked by a lawyer for at least 30 years.
  2. Encumbrance certificate (EC) showing no loans or claims. Request it on TNREGINET.
  3. Patta for the land in the builder's or seller's name.
  4. TNRERA registration for new and under-construction projects, checked on the TNRERA website.
  5. Approved building plan from CMDA or the local body, and a match between the plan and the actual floors.
  6. Completion certificate (CC) for ready flats. Without it, loans, utility connections and resale get harder.
  7. Carpet area vs built-up area. Ask for the carpet area in writing; super built-up can be 25–30% larger.
  8. Undivided share of land (UDS) in your name. In Chennai, the UDS is a big part of a flat's long-term value.
  9. Parking allotment in writing, with the slot number.
  10. Association dues and maintenance for resale flats, with a no-dues letter.

Our property buying checklist for NRIs explains each document in more detail.
